Emergency Lighting Inspection and Testing

British Standard BS5266 recommends that emergency lighting is inspected as follows:

  • Monthly operational short period test for 25% of the rated duration
  • Six-monthly (recommended) one hour test for three-hour rated systems
  • Annual test for three hours continued discharge

Periodic Inspection & Electrical Condition Reports

An NICEIC electrical installation condition report (EICR) or periodic inspection report (PIR) is provided as part of our inspection and testing service as standard. This report states the condition of an electrical installation and will either note it as ‘satisfactory’ or ‘unsatisfactory’.

Should our inspection find any installation unsatisfactory, in that it deviates from the stipulations of BS 7671, we will clearly set down our recommendations for action to be taken together with an indication of its urgency which is graded from C1 to C3 ranging from non-compliant to requiring immediate attention.

Landlord Electrical Safety Checks

To avoid fines, non-compliance with insurance conditions, injury claims or even imprisonment, landlords must adhere to certain electrical safety obligations. Currently there is no law that stipulates that landlords must carry out electrical safety checks annually, but there are however various regulations that do apply, including the Electrical Equipment (Safety) Regulations 1994, The Landlord & Tenant Act 1985 and the Housing Act 2004.

The Health & Safety Executive (HSE) enforces these regulations and it is widely recommended that landlords have qualified electrician conduct periodic inspections.

Portable appliance testing (PAT Testing) is an important aspect of every Health & Safety Policy. According to the Health & Safety Executive (HSE), 25% of all reported electrical accidents involve portable appliances.

Employers and their employees and the self-employed are required to adhere to The Electricity at Work Regulations and must take reasonably practicable steps to reduce the risk of danger when using any electrical equipment.
